A new computer model shows oil from the massive Gulf of Mexico spill has less than a 1 percent chance of hitting shores in Southwest Florida.

That’s welcome news for tourism-dependent Collier and Lee Counties.

But the same is not true for Florida’s east coast. The National Oceanic and Atmospheric Administration, which released the forecast Friday, reported a 61 to 80 percent chance of sheen, tar balls or other oil remnants coming within 20 miles from the Keys north to the Fort Lauderdale area around Aug. 18.

Predictions varied somewhat in recent weeks as the Loop Current, an undersea conveyer belt that carries the warm Gulf water through the Straits of Florida, shifted. The current is about 200 miles west of Southwest Florida.

“It’s looking less likely the oil spill will affect the beaches of Fort Myers & Sanibel,” said Nancy Hamilton, spokeswoman for Lee County Visitor & Convention Bureau.

Bureau staff is happy about the prediction, Hamilton said, “but we feel bad for any area this oil spill affects. We don’t want to see anybody go through this.”

Hamilton had no specifics on how the bureau would use the model’s information to promote Lee beaches and other attractions, noting she’d just gotten the news, but added: “I’m sure we’ll get it out in every way possible, via our website, Visit Florida and all communication channels.”
The visitor bureau Thursday finished a nationally televised ad blitz that aimed to reassure potential visitors that area coastlines and islands are unblemished from the oil spill in the northern Gulf. They were paid for through $750,000 of bed tax money the county allotted in June for emergency advertising and consumer research.

The spots likely will have a longer run than initially expected, however.

The visitor bureau aims to use $500,000 the state is releasing from its $25 million BP pot to refurbish and re-use the commercials in key markets.

Oil already has scarred the Florida Panhandle, which has seen beaches littered with tar balls.

The state’s western coast has a 20 percent chance or lower of seeing oil, the NOAA forecast showed.

THE TOP 10 CREDIT DON’TS DURING THE LOAN PROCESS

1. DON’T DO ANYTHING THAT WILL CAUSE A RED FLAG TO BE RAISED BY THE SCORING SYSTEM. This would include adding new accounts, co-signing on a loan, changing your name or address with the bureaus. The less activity on your reports during the loan process, the better.

2. DON’T APPLY FOR NEW CREDIT OF ANY KIND. Including those “You have been pre-approved” credit card invitations that you receive in the mail or online. Every time that you have your credit pulled by a potential creditor or lender, you lose points from your credit score immediately. Depending on the elements in your current credit report, you could lose anywhere from one to 20 points for one hard inquiry.

3. DON’T PAY OFF COLLECTIONS OR CHARGE OFFS during the loan process. Unless you can negotiate a delete letter, paying collections will decrease the credit score immediately due to the date of last activity becoming recent. If you want to pay off old accounts, do it through escrow – at closing.

4. DON’T MAX OUT OR OVER CHARGE ON YOUR CREDIT CARD ACCOUNTS. This is the fastest way to bring your scores down 50-100 points immediately. Try to keep your credit card balances below 30% of their available limit at ALL times during the loan process. If you decide to pay down balances, do it across the board. Meaning, pay balances to bring your balance to limit ratio to the same level on each card (i.e. all to 30% of the limit, or all to 40% etc.)

5. DON’T CONSOLIDATE YOUR DEBT ONTO 1 OR 2 CREDIT CARDS. It seems like it would be the smart thing to do, however, when you consolidate all of your debt onto one card, it appears that you are maxed out on that card, and the system will penalize you as mentioned above in 4. If you want to save money on credit card interest rates, wait until after closing.

6. DON’T CLOSE CREDIT CARD ACCOUNTS. If you close a credit card account, you will lose available credit, and it will appear to the FICO that your debt ratio has gone up. Also, closing a card will affect other factors in the score such as length of credit history. If you HAVE to close a credit card account, do it after closing.
7. DON’T PAY LATE. Stay current on existing accounts. Under the new FICO scoring model, one 30-day late can cost you anywhere from 50-100 points, and points lost for late pays take several months if not years to recover.

8. DON’T ALLOW ANY ACCOUNTS TO RUN PAST DUE --EVEN 1 DAY! Most cards offer a grace period, however, what they don’t tell you is that once the due date passes, that account will show a past due amount on your credit report. Past due balances can also drop scores by 50+ points.

9. DON’T DISPUTE ANYTHING ON YOUR CREDIT REPORT once the loan process has started. When yousend a letter of dispute to the credit reporting agencies, a note is put onto your credit report, and when the underwriter notices items in dispute, in many instances, they will not process the loan until the note is removedand new credit scores are pulled. Why? Because in some instances credit scoring software will not consider items in dispute in the consider items in dispute in the credit score - giving false data to the lender.

10. DON’T LOSE CONTACT WITH YOUR MORTGAGE & REAL ESTATE PROFESSIONALS. If you have a question about whether or not you should take a specific action that you believe may affect your credit reportsor scores during the loan process, your mortgage or real estate professional may be able to supply you with the resources you need to avoid making mistakes that could drop your credit scores or possibly, cause you to lose the loan.

Mortgage rates sink to record low
National average for a 30-year fixed loan dips to 4.69 percent

Mortgage rates fell this week to the lowest level on record, giving consumers added incentive to lock in low payments on home purchases and refinancings.

Mortgage company Freddie Mac said Thursday that the average rate for 30-year fixed loans sank to 4.69 percent, from 4.75 percent last week.

That's the lowest since Freddie Mac began tracking rates in 1971. The previous record of 4.71 percent was set in December. Rates for 15-year and five-year mortgages also hit lows.

Mortgage rates have fallen over the past two months. Investors wary of the European debt crisis and the turbulent stock market have shifted money into the safety of Treasury bonds, driving down yields. Mortgage rates tend to track the yields on long-term Treasury debt.

Freddie Mac collects mortgage rates on Monday through Wednesday of each week from lenders around the country. Rates often fluctuate significantly, even within a given day.

Rates on 15-year, fixed-rate mortgages fell to an average of 4.13 percent, the lowest on records dating to September 1991 and down from 4.2 percent a week earlier.

Rates on five-year, adjustable-rate mortgages averaged 3.84 percent, down from 3.89 percent a week earlier. That was also the lowest on Freddie Mac's records, which only date back to January 2005.

Average rates on one-year, adjustable-rate mortgages fell to 3.77 percent from 3.82 percent. That was the lowest average since May 2004.

The rates do not include add-on fees known as points. One point is equal to 1 percent of the total loan amount.

The nationwide fee for loans in Freddie Mac's survey averaged 0.7 a point for 30-year, 5-year and 1-year loans. The average fee for 15-year loans was 0.6 of a point.

How to Prepare Your Home for a Hurricane

Instructions

1. Understand that each hurricane is different, and be prepared for the worst.

2. Make a list of outdoor items, such as lawn furniture or yard tools, to bring inside during a hurricane watch.

3. Keep trees and shrubbery trimmed.

4. Make sure your gutters and drains are clear to prevent flooding during the long bouts of heavy rain that often accompany hurricanes.

5. Use permanent hurricane shutters on windows and doors. This is much safer and more effective than taping the glass, which does not prevent breakage. Protect the outside of windows with shutters or plywood.

6. Develop an evacuation plan. Contact your local emergency management office or local chapter of the American Red Cross for information about the safest evacuation routes and locations of nearby shelters.

7. Have blankets or sleeping bags available in case you need to go to a shelter.

8. Determine in advance what you will do with any pets.

9. Stock up on disaster supplies such as flashlights and extra batteries, a battery-operated radio, a first aid kit, emergency food and water and a handheld can opener.

10. Invest in flood insurance for your home because home owner's policies do not cover the damage caused by hurricane-related floods.

Tips & Warnings

• During a hurricane watch, turn the refrigerator and freezer to the coldest settings. If the power goes out, the air inside will stay cool longer.
• Store drinking water in clean bathtubs, jugs, bottles and cooking utensils.
• If you plan to leave your home, move furniture to a higher floor to prevent flood damage, if time permits.
• If you live in a place where hurricanes occur, consider elevating your home, or ask an engineer to advise you on how to make your home more resistant to hurricane damage.
• Have a plan in place for all family members to check in with a relative or friend who lives out of states and can serve as messenger.

House Votes to Extend First-Time Home Buyer Tax Credit for Service Members

Amid mounting speculation over the future of the $8,000 first-time home buyer tax credit, Congress moved today to give American service members another 12 months to claim the popular incentive. The House of Representatives voted 416 to 0 to pass the Service Members Home Ownership Tax Act of 2009, which pushes the credit's current November 30 deadline back an additional year for members of the military, Foreign Service, and intelligence corps who served at least three months of qualified overseas duty in 2009. "This bill makes sure that the brave men and women who put their lives on the line every day get to enjoy the same benefits as every other American who benefits from their service," said Rep. Charles Rangel, the New York Democrat who introduced the bill. "By extending the first-time homebuyer tax credit for service members overseas, we give these families more time to utilize the benefit, while also helping our economy continue its recovery." Here are five things you need to know about the development:

1. Missing out: The $8,000 first-time home buyer tax credit was part of President Barack Obama's $787 billion economic stimulus package, which he signed into law in February. The incentive has since been popular with home buyers; Mark Zandi, the chief economist at Moody's Economy.com, expects the program to generate as many as 400,000 additional new and existing home sales by the end of November, when the program is set to expire. But since many American service members have been living overseas, it has been difficult for them to take advantage of the program. "If you are in a conflict zone, you don't have time to get together with your spouse and family to go house shopping," says Rep. Ron Kind, a Wisconsin Democrat. Rep. Dave Camp, a Republican from Michigan, expressed similar concerns. "A lot of service members get called overseas at a moment's notice," Camp says. "And because of the time limit on the legislation now, they can't always take advantage of it, not because of anything that they did or didn't do but because of the unique nature of serving in our armed forces." The legislation the House passed today provides American service members with additional latitude to take advantage of the credit.

2. Impact: Robert Dietz, the director of tax issues for the National Association of Home Builders, estimates that the new legislation will result in an additional 10,000 home sales. (Kind projected a similar outcome.) And while these additional sales are unlikely to affect the real estate market at the national level, since service members tend to live in clusters—around Army bases, for example—the extension could end up benefiting some individual housing markets more profoundly, Dietz says. "Ordinarily, I would say 10,000 [additional home sales] is not a big deal," Dietz says. "But in this case, in certain communities—since housing is local—it could be a decent [boost]."

3. Costs: The housing tax credit components of the bill are projected to trigger a $77 million loss of federal revenue over the next 10 years. Other parts of the bill, however, generate enough new income—by raising penalties associated with late filings of certain partnership and corporation documents, for example—to ensure that it will not add to the government's yawning budget deficits. "It's revenue neutral," Camp says. "It was fully paid for.

4. Political outlook: From here, the action now moves to the Senate, which must also pass the measure before it can be signed by the president. "I would expect it is going to receive wide bipartisan support," Kind says. "It's the least that our government can do for our service men and women." Scott Talbott, a top lobbyist for the Financial Services Roundtable, agrees. "It probably has even better odds in the Senate," he says. "Service men and women need it as much as anyone."

5. Extension for all first-time buyers: The development comes as lawmakers step up their efforts to extend the tax credit for all first-time homebuyers. The issue was raised yesterday during a meeting at the White House between congressional leaders and President Obama." We need to continue working toward ensuring that more families can stay in their current homes and continue efforts to strengthen the housing market by extending the homebuyer tax credit," Senate Majority Leader Harry Reid, a Democrat from Nevada, said after the meeting. Senator Johnny Isakson, a Republican from Georgia, has introduced legislation that would extend the credit for an additional year. Reid, meanwhile, has endorsed a bill introduced by Maryland Sen. Ben Cardin, a Democrat, pushing the deadline back for six months. Talbott says the six-month extension is "very likely" to become a reality. "It threads the needles of politics and costs," Talbott says. "The U.S. economy and the housing market desperately need it."

Time Is Running Out On The Incentives For First-Time Homebuyers

The American Recovery and Reinvestment Act of 2009, authorizes a tax credit of up to $8,000 for homebuyers who purchase before Dec. 1.

Any purchaser who has not owned a principal residence during the three-year period prior to the purchase is considered a first time homebuyer and is eligible for this program. The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000 and is a dollar-for-dollar reduction in what the taxpayer owes.

The income limit for eligibility is $75,000 for single taxpayers and $150,000 for married taxpayers filing a joint return. The tax credit amount is reduced for buyers with a modified adjusted gross income of more than $75,000 for single taxpayers and $150,000 for married taxpayers filing a joint return. The tax credit is claimed on your federal income tax return.

Hello Everyone.....So, listen to this...I walk into my bank on a weekly basis and there has been this APPLE GREEN BEACH CRUISER sitting there with my name on it....Of course!

No really...It was a drawing at all the Regions Banks in Collier County.

So....I entered the drawing.

Now...Every time I walked in there from that day forward, I would tell the girls....

"There's my bike!

You know I'm going to win it, right??? "

And then......

The bank called......And......With the POWER of Positive Thinking....I WON THE GREEN BIKE!
